Individuals, institutions, foundations and others are investing more than ever in alternative asset classes designed to tackle our communities’ greatest social and environmental challenges while also earning the financial returns experienced investors expect.
THE SOCIAL RETURNS ON YOUR INVESTMENT
Preserve moderate- and middle-income housing affordability for Austin’s workforce
Austin’s rapid population growth and increasing demand for housing have created a challenge for the city and its core workforce: Your children’s teachers, your communities first responders, your health care professionals, your employees and other vital Austinites are at risk of being priced out of the city.
Workforce housing issues are not addressed by current government programs. The Austin Housing Conservancy Fund is the first-of-its-kind to provide a private market solution to long-term multifamily housing preservation. It has been built to make discretionary, agile investments to preserve workforce housing affordability before it is lost completely.
The Fund and its partners will work to augment stable housing by providing services that match needs identified by the residents. Your investment with the Austin Housing Conservancy Fund is a direct investment in Austin’s moderate- and middle income workforce.
THE FINANCIAL RETURNS ON YOUR INVESTMENT
Earn long-term, steady, risk-adjusted returns in the high single digits.
The Fund—which is managed by a highly experienced management team with proven, extensive real estate experience, affordable housing expertise and investment acumen—applies the best practices of traditional private equity fund management to this growing alternative investment class.
The Sponsor on behalf of the Fund is constantly seeking to identify properties to preserve through on and off-market transactions. Acquisitions must meet goals for access to jobs, transit, schools, healthcare and green groceries.
We partner with experienced operational firms with proven track records of limiting expenses, maximizing occupancy rates in order to deliver stable financial returns for investors while maintaining stable affordable housing for our residents.
No tenants are displaced by the Fund's acquisitions. We seek to maximize occupancy at our properties and limit resident turnover in order to create community.
THE ENVIRONMENTAL RETURNS ON YOUR INVESTMENT
Preservation eliminates the environmental impact of new construction.
New construction comes at a price. Affordable rental properties are replaced by new complexes that drive up rental prices. Materials transportation, building demolition and construction have a huge environmental cost that can be mitigated through existing property preservation through your investment in the Fund.
Land use and real estate development studies have shown that newly constructed urban or multifamily buildings—even energy-efficient ones—take decades to achieve the energy savings equivalent to preserving existing building stock.
The Fund purchases existing affordable multifamily properties in Austin with access to transportation options that help residents maintain excellent quality of living and facilitate short commutes for tenants who might otherwise be forced out of the city.
